On July 15, 2026, the Karnataka government rolled out The Karnataka Apartment (Ownership and Management) Bill, 2025 (the “Bill”).

The Bill proposes a single statutory framework for apartment ownership and management in Karnataka and intends to repeal the Karnataka Ownership of Flats (Regulation of the Promotion of Construction, Sale, Management and Transfer) Act, 1972 and the Karnataka Apartment Ownership Act, 1972.
If enacted, this legislation will oversee how apartment projects are titled, handed over, funded, managed and redeveloped. It is essential to monitor this draft Bill, given the commercially sensitive nature of certain provisions.
